Below is a very brief overview of the basic steps in the process for selling your home.  We offer our clients advice throughout the process and ensure that they are armed with all of the information and options available to them so they can make fully informed and intelligent decisions.

1. Pricing
The most important step in selling your home is pricing it correctly from the onset. Its a well known fact that overpriced homes take longer to sell and usually sell for a lower price. Since the majority of your showings will occur in the first 30 days on the market it is crucial that your initial list price matches buyer expectations. Our agents are experienced in advanced market analysis and can provide a comprehensive report that will accurately determine the optimal list price for your home. 2. Condition
In order to get top dollar for your home you have to make your home look its best. Our agents are trained to help you identify and prioritize repairs and improvements that may provide the best Return on Investment (ROI).  Depending on the circumstances, it may or may not make sense to invest in additional improvements or upgrades to the home.  Depending on the home, cost and type of proposed improvements and expected maximum sales price, sometimes the ROI can be very good and at other times or situations, it may not.  Consult with your PacifiCrest Real Estate agent for input and advice.

3. Marketing

4. Negotiations
Successfully negotiating a real estate contract is more than a matter of luck or natural talent. 5. Escrow Management and Closing
Once your home goes under contract we open escrow with a reputable escrow company that serves as an independent depository service for both the buyer and seller.  They hold and coordinate of all necessary documents and funds to complete the transaction.  During this phase, we continue to provide hands on service for our clients throughout the escrow process (usually 30-45 days) by constantly staying up to date on contract deadlines and ensuring all parties follow through with their contractual obligations and complete the required paperwork in a timely manner.  To make things as easy as possible, we use online transaction management systems, including digital document signing software, to execute the documents and monitor progress toward a successful closing.

About Us

PacificCrest may be a newer company, but is definitely not new to Big Bear real estate! The broker/owner co-owned an international franchise in Big Bear for many years before selling and opening PacifiCrest Real Estate as an independent brokerage.
