When you list with PacifiCrest Real Estate, you not only will get an experienced local real estate professional, but you will have the opportunity to have a tailored professional marketing plan specifically developed and implemented for your home. We understand the stress of selling a home and the important decisions that need to be made. You want the best price you can get in the least amount of time necessary – so picking the right agent and brokerage is critical to achieving that objective.
Below are the some of the most critical things we do to sell your property. It’s not an exhaustive list, but illustrates the wide array of professional services you will receive when you list and sell your property with us.
Many property photos are awful. It can’t be overstated the value of good professional photography to the goal of selling your home. The photography forms the baseline foundation for the rest of the marketing program. If you have lousy photos, then your online, print and video marketing efforts will be greatly diminished. We use a number of professional local photographers and can do specialized shootings such as aerial and twilight photography. Care is taken to ensure that the home is ready for photography including trying to ensure that it is clean and de-cluttered.
Virtual tours are also a great tool to give prospective buyers a truer feel for the house that takes full advantage of the high resolution photos and ability to focus in and visually see areas that are not necessarily easy to see in still photos. The tour is presented in a visually attractive way with all of the pertinent information about the property and its’ positive attributes that could be of interest to prospective buyers.
Not every agent will take the time to hold open houses. We do! Open Houses can be a valuable tool for increasing buyer exposure by not only having it available for potential buyers driving through the neighborhood, but also by expanding the network of agents and people that see the property who might have someone in mind that may be interested in it. It’s also a great way to get feedback from the “public” including whether its’ priced right for the current market.
Internet exposure is critical to selling success. Your PacifiCrest Real Estate listing will appear on every major national listing aggregator including Realtor.com, Zillow, Trulia, Redfin, Homes.com and of course on any lesser known service or other national/international franchise websites that receive Multiple Listing Service (MLS) feeds from the Big Bear MLS (BBMLS) and the California Regional MLS (CRMLS).
We also pay for property specific advertising on a number of real estate internet and social media platforms such as Facebook, Google, Instagram and Waze. These are “ads” that appear on these platforms according the “ad buy budget” that may be established for the property. They are used to attract potential buyers that may have online searching behavior to suggest that they may be interested in the Big Bear real estate.
Email campaigns are also a great marketing tool. There are tools that we use to send out periodic email “blasts” to local and regional agents to bring their attention to our listings. PacifiCrest Real Estate regularly blasts agents as well as all of our current and past clients to help get the word out about your property. Additionally, our agents and visitors to our website (www.pacificrestrealestaste.com”) have the ability to set-up specific email listing alerts to notify people of listings that meet their desired criteria as soon as they hit the market. Finally, we also use “drip email” campaigns to our current and past clients with engaging content to keep our brokerage “top of the mind” when it comes to buying or selling in Big Bear. All of these tools are designed to increase the exposure of your property.
Yes, there are still print marketing avenues that are used in the digital age. PacifiCrest Real Estate consistently advertises in local print publications including the real estate publication for “The Grizzly” – our local weekly newspaper – and “Welcome Home” magazine with a wide valley wide distribution to real estate offices and hospitality sites.
Unknown to some sellers in Big Bear, not all agents or brokerages subscribe to multiple MLS systems as we do. That is important in that although the Big Bear Multiple Listing Service (BBMLS) is the primary service for Big Bear, it is a “closed system” and only available to brokers and agents that subscribe to it. Therefore by also subscribing to the California Regional MLS (CRMLS), we greatly increase the number of agents and potential buyers that see and view our listings.
